Brookswood-Fernridge Neighbourhood Plans Get the Green Light!
During the Public hearing held on July 24, 2023, the Township of Langley granted approval to the neighborhood plans for the Booth, Fernridge, and Rinn areas. This marks a significant milestone for developers who have eagerly awaited the opportunity to commence their projects.
The Brookswood neighborhood plans have been in the works for a considerable period, originating at the end of 2017, subsequent to the adoption of the highly contentious Official Community Plan (OCP). In February 2022, the community received the draft neighborhood plans for the Booth, Fernridge, and Rinn regions, seeking their feedback. These plans largely adhered to the OCP, but what surprised everyone was the provision requiring 26% of the developable area in each development to be preserved as greenspace.
New changes in the neighbourhood Plans:
- Reduced minimum lot size in the single family designations so that land designated for 10,000 sf lots was reduced to 5,000 sf and land designated for 7,000 sf lots was reduced to 4,000 sf
- Increased density in the Commercial Village designation which the maximum building height from 4 to 6 storeys
- Increased Rowhouse/Townhouse densities with increased the maximum building height from 3 to 4 storeys
- New Amenity Fees! (Greenway Amenity Policy & Arterial Road Completion Amenity Policy)
