Overview of Application: The applicant is requesting to amend the Official Community Plan Figure 16: Downtown Densities for the site from 3.5 FAR to 5.5 FAR. The proposal also includes rezoning the same site from Multiple Residential 45 Zone to Comprehensive Development Zone in order to develop five high-rise residential buildings (three buildings are mixed use) as part of a multi-phased development with approximately 2,686 dwelling units (including 491 rental units) and 1,440 square meters of commercial space (including a childcare centre) in City Centre.

The proposal also includes rezoning the same site from Urban Residential Zone to Light Impact Industrial Zone in order to develop an industrial building.
